Architectural Design Services

Architectural Design is probably the most important part of the overall package required when submitting any Planning Application. Land Planning works in partnership with a group of experienced and talented Architectural Designers.

We have a skilled ‘in-house’ planning and architectural design team, offering full coordinated consultancy services. For example on residential and commercial projects we work alongside our clients to ensure their proposed developments are designed in a sympathetic architectural style. Land Planning’s proposed buildings are always well proportioned, in scale and situated to minimise the impact on existing properties.

Our services include the full preparation and submission of all required documentation, design drawings and reports alongside liaison with other external professionals and the local planning department to ensure the best design scheme and coordinated planning application is submitted, and that a successful outcome is achieved for our clients.

As each site and project is unique we offer an individual / bespoke design service to our clients. Close attention to detail and the specification of appropriate traditional building materials such as Cheshire Red Brick and Welsh Slate along with solid timber doors and window frames, can ensure that a building is suitable for such sites, which often require a higher level of detail to be submitted.

Many of our projects have been located within designated Conservation Areas, such as Malpas and Farndon, we have learned that a sensitive approach pays dividends and can expedite the passage of an application through the Planning Process by ‘getting it right first time’ rather than having to resubmit plans or withdraw applications due to adverse comments from the Conservation Officers at the Council.

Land Planning has developed very good working relationships with the Conservation Officers at all of the Local Authorities in this area.

Listed Buildings

Listed Building Consent (LBC) is required for all buildings that have been listed by English Heritage, or on sites within the curtilage of a Listed Building. Land Planning is able to coordinate LBC Applications alongside Planning Applications on behalf of our clients.

Barn Conversions

Local Authority guidelines governing alterations or extensions to this type of property are now extremely stringent. Such ‘change of use’ applications require a high level of information and coordination, including structural surveys, ecological reports amongst others.

Land Planning has developed a particular expertise in barn conversion projects, offering advice to our clients on the best strategy to maximize the value of their property.

Property Extensions

Land Planning can also design extensions to existing buildings and coordinate Planning Applications if required.
All our Architectural Design work is coordinated with and incorporated into our comprehensive ‘Design & Access Statements’, which are a requirement of Planning Applications.
